Miami-Dade County Service Area

Miami-Dade is home ground. Our shop is in Hialeah, and this is the county where we run the most work and the tightest schedules. It is also the strictest jurisdiction in the state for exterior openings, which is worth understanding before you order anything.

The Strictest Product Requirements in Florida

Miami-Dade is inside the High Velocity Hurricane Zone county wide, and it carries the highest design wind speeds in the state. Exterior openings require product approved for HVHZ use, typically through a Miami-Dade Notice of Acceptance tested to the county’s protocols for impact, pressure, and cyclic loading.

The practical effect is that a Miami-Dade opening is the most demanding specification you will write in South Florida. Product approved here is generally accepted elsewhere in the state. The reverse is frequently not true, which is where owners with properties in more than one county get caught.

Building Recertification on Top of Everything Else

Miami-Dade has run a building recertification program for decades, separate from and older than the statewide milestone inspection framework. Buildings here can face both a county recertification cycle and the state milestone requirement, and doors and openings are a routine finding in each.

For a board, the useful point is that a deficiency list from either process is correctable work, not a crisis. Rated assemblies with painted over labels, closers that no longer latch, and clearances out of tolerance are ordinary items we correct and document.

Distance from salt water is the most reliable predictor of what fails first on a South Florida door opening.

Brickell, the Beaches, and the Inland Grid

Miami Beach, Bal Harbour, Surfside, Sunny Isles, and Key Biscayne are the most corrosive environments in the county. Galvannealed substrate is a default there, and frame bottoms are the first inspection point on any older assembly.

Brickell and downtown are high traffic rather than high corrosion. Openings there fail from cycle count, closers and exit devices worn out by volume rather than eaten by salt. Inland, in Hialeah, Doral, Kendall, Miami Lakes, and Homestead, the work is more industrial and commercial, dock doors, warehouse openings, storefronts, and the parking lot and facility scope that goes with them.

Frequently Asked Questions

How fast can you get to a Miami-Dade property?

This is our home county and our shop is in Hialeah, so response here is the fastest in our service area. Security exposures and life safety items are prioritized ahead of routine work.

Can product approved in Miami-Dade be used at our Broward or Palm Beach property?

Generally yes, since Miami-Dade approval is the most demanding standard. Broward accepts Miami-Dade approval, and Palm Beach is outside the HVHZ so its baseline is less strict. Going the other direction is where problems occur.

We are facing recertification. Where do doors usually fail?

Rated assemblies are the common finding. Labels painted over or removed, clearances out of tolerance because the building moved, closers that no longer close and latch from the fully open position, and hardware that was swapped at some point for something not part of the listing.
