Commercial Door Repair

If your board is fielding complaints about a door that drags, will not latch, or slams every time someone walks through, that is a repair, not a mystery. Most Division 8 work on an occupied building is repair, not replacement. 1NSG Corp repairs doors, frames, and hardware across South Florida for HOA boards, condominium associations, and property management companies.

What We Repair

Doors that drag, bind, or will not latch, sprung and racked frames, rusted frame bottoms, failed closers, broken exit devices, worn hinges, damaged thresholds and weatherstripping, and kicked in doors after a break in.

Rusted Frame Bottoms

The most common failure in coastal Florida. Water sits at the base of the frame and eats it from the inside. Where the rust is confined to the bottom few inches, we cut and splice rather than replace the whole frame and tear up the wall, which keeps the repair bill well below a full replacement.

Emergency Board Up and Secure

If a door is compromised after a break in or a storm, we can secure the opening the same day and come back with the permanent repair, so your building is not left exposed while the paperwork gets sorted out.

What It Costs and How Fast

Send photos of the opening and we will tell you honestly whether it is a repair or a replacement, and give you a price before any work starts.

If the frame is beyond a splice repair or the opening no longer meets current code, see commercial door replacement for how that decision gets made.

Frequently Asked Questions

Will this take one visit or two?

Most common area door repairs are diagnosed and completed in a single visit.

Do you work with property management companies handling several buildings?

Yes. We regularly coordinate repair schedules across multiple properties for management companies.

Is repair always cheaper than replacing the door?

In most cases, yes, especially when the damage is limited to the frame bottom, hardware, or hinges rather than the full assembly. We will tell you honestly when replacement is the better call.
