Treasure Coast Service Area

Martin, St. Lucie, and Indian River counties are part of our service area, and we are straight with clients here about how it works. Travel is real, so scheduling and pricing on the Treasure Coast are handled differently than in Miami-Dade or Broward. Clustering work gets you a better number, and we will tell you honestly when a single small item this far north does not make economic sense for either of us.

Outside the HVHZ

The High Velocity Hurricane Zone stops at the Broward county line. Martin, St. Lucie, and Indian River are outside it, so exterior openings work from statewide Florida Product Approval rather than the Miami-Dade and Broward pathway. Wind pressure requirements still apply and are significant on the barrier islands from Hutchinson Island up through Vero Beach, but the approval documentation is different from what a South Florida property would need.

A Different Building Stock

The Treasure Coast is not a high rise market in the way that Fort Lauderdale or Sunny Isles is. There is far more low rise and garden style condominium construction, more two story association buildings, and more single family and small multifamily property under management.

That matters for one specific reason boards here should know. The state milestone inspection requirement applies to condominium and cooperative buildings three or more habitable stories in height. A large share of Treasure Coast association buildings are below that threshold and fall outside the requirement entirely, regardless of how old they are. We have talked to more than one board here that had budgeted for an inspection they did not owe. Confirm with your local building department before reserving for it.

Marine and Waterfront Exposure

Stuart, Fort Pierce, and Vero Beach carry heavy marine activity along the Indian River Lagoon and the inlets, and the salt exposure on waterfront and near inlet property is aggressive. Beyond doors and frames, this is where our blasting and surface preparation division does a lot of its work, on marine and boat hull surfaces, structural steel, and coating removal for waterfront structures.

Away from the water, in the inland stretches of Port St. Lucie and western Martin County, standard assemblies hold up well and coastal grade specification is usually unnecessary.

See building recertification and milestone inspection repairs, which applies statewide including here.

Frequently Asked Questions

Do you actually service the Treasure Coast, or is it aspirational?

We service it. What we do not do is pretend the drive does not exist. Tell us the location early and we will give you a realistic answer on scheduling and pricing rather than a booking we cannot honor well.

How does clustering work?

Combining several openings, several buildings, or several properties into one trip spreads the travel across more work and produces a better number for you. Management companies with multiple Treasure Coast properties benefit most from this.

Is there a minimum job size up here?

Not a formal one, but a single small repair four counties from our shop is often better served by a local contractor, and we will say so. Larger scopes, portfolio work, and specialty work such as fire door remediation or blasting are where bringing us up makes sense.

Do the same code rules apply as in Miami?

No, and that is the most useful thing to know. You are outside the High Velocity Hurricane Zone here, so product approval works differently. A specification written for a Miami-Dade property is not automatically correct for a Stuart or Vero Beach building, and the reverse is also true.
